Home Architecture & Interior

Architecture & interior design delivered in-house by Lijomi

Design for new builds, renovations and complete repositioning

Real estate, design and construction considered as one property journey

Good design is not applied to a property at the end of the process. It begins with understanding the site, the existing architecture, the way the home will be used and the market in which it sits.

Through Lijomi, architecture and interior design are part of our in-house property ecosystem. This allows design decisions to be considered alongside acquisition, construction and, where relevant, eventual resale from an early stage.

The objective is not to impose one signature style. It is to create a coherent property in which architecture, layout, materials, interiors and external spaces belong together.

The strongest projects begin with the right questions: what does the property allow, how should it function, who is it being created for and what level of intervention is appropriate?

Context

Orientation, views, privacy, access, surrounding architecture and the relationship between indoor and outdoor living.

Function

How spaces connect, how the home is lived in and whether the layout supports the needs of its future occupants.

Identity

Architecture, materials, detailing, lighting and interiors developed as one coherent design language.

Purpose

A private residence, second home and investment-led development can require very different design decisions.

Architecture defines the structure and experience of the home. Interior design completes that experience through materiality, detailing and atmosphere. At Lijomi, the two are developed together.

From Property To Complete Design

Every project differs in scale, but the design process should remain connected from the first assessment through to construction and completion.

Understand

PROPERTY, SITE & OBJECTIVES

We begin with the plot or existing property, its context and the client’s objectives. Where Chestertons is involved in the acquisition, this design perspective can begin before purchase.

Define

BRIEF & DIRECTION

Lijomi defines the architectural and interior brief: how the property should function, the level of intervention required and the overall direction of the finished home.

Design

ARCHITECTURE & INTERIORS

Layouts, volumes, façades, materials, interiors, lighting, joinery and key details are developed into one coherent design concept.

Resolve

TECHNICAL COORDINATION

The design is developed into buildable solutions and coordinated with the technical requirements of the project before and during execution.

Build

CONSTRUCTION EXECUTION

Where Nalipemi executes the project, architecture and construction remain within the same in-house structure, allowing design intent and site execution to stay closely connected.

Complete

INTERIORS & FINAL DETAIL

The final layers — finishes, lighting, joinery, furniture and styling where required — complete the property as one considered whole.

A home designed for a client’s own long-term use can be deeply personal. An investment-led property needs a different discipline: it must still feel distinctive, but its layout, specification and design choices should respond to a clearly understood future buyer.

Because Chestertons remains connected to the property journey, market considerations can inform the brief where appropriate — from the expectations of a particular micro-location to the level of finish required within the intended price segment.

Design should never be reduced to resale alone. But when resale is part of the objective, it should be considered from the beginning rather than after the project is complete.

The quality of a finished property is often felt in the decisions that are easiest to overlook on paper: proportions, transitions, lighting, junctions, material consistency, bespoke elements and the relationship between architecture and furniture.

For that reason, architecture and interiors should not become separate visual exercises. They need to resolve the same home, with the same hierarchy and attention to detail.

This is particularly relevant in Marbella, where indoor and outdoor spaces form part of one living environment and where the strongest properties feel considered from the entrance through to the terraces, pool and landscape.
